Landlord Services
We offer a comprehensive range of services to Landlords to ensure that you have the package that suits you and your property. We are a small business, not on the high street and not charging high street fees. An honest, caring, quality service from people who care. With a good local reputation, the majority of our Landlords have come to us through personal recommendation.
We are not a 9-5 company, emails are monitored out of regular office hours. We are bound by codes of practice and keep up to date with any changes in legislation. We offer our landlords quarterly reports on the industry updates and keep them updated, as necessary, with any legislation that comes into force.
We hold Professional Indemnity Insurance, Public Liability Insurance and comply with the law to safeguard client money.
Full Management
This service is designed for the Landlord who wishes to take no part in the letting of their property, or may be unable to monitor the tenancy on a regular basis, for example, due to overseas commitments. It is the most comprehensive service and for this we will:
- Instruct an Energy Performance Assessor, if required, to conduct a survey. The EPC is a requirement by law prior to any marketing taking place. You may pay the Assessor direct and the guide cost of this should be around £85 + VAT
- Instruct an electrician to conduct a electrical safety report and provide to the tenant as per current regulations – cost
payable direct to contractor by landlord - Prepare particulars, take photographs and market the property through our office listings, local advertising and on our website
- Carry out accompanied viewings with interested parties. Please note that travel expenses incurred whilst travelling to and from the property may be charged at 45p per mile
- Upon finding a suitable tenant, take up references and carry out credit checks
- Prepare the tenancy agreements and make the necessary arrangements with the tenant to take occupation.
- Take readings for gas, electricity and water and arrange for these services to be transferred into the tenant’s name, together with Council Tax and any other charges
- Collect the first month’s rent and deposit
- Register the deposit
- Issue within 30 days a deposit registration certificate to both tenant and landlord
- Arrange all necessary minor repairs and routine maintenance for which you are responsible. Any repairs over an agreed amount between ourselves of, say, £500 would require us to contact you to request if you deem it necessary to obtain quotes in order to obtain the keenest price for the job
- Collect all subsequent monthly rents and prepare a year end statement showing collections and the amount deducted for commission for HMRC
- Carry out annual rent reviews and renewal of tenancies
- Carry out property visits at least twice a year and report back to you
- Serve statutory notice to terminate a tenancy when and if required
The fees for this service are:
£250 – Admin Charge to include Tenancy Agreement and registration of deposit – no VAT (one-off payment)
Thereafter, 12% monthly management fee – no VAT
You are advised to use the services of an Inventory Clerk prior to the commencement of the tenancy in order to obtain a full schedule of condition/inventory. The cost for this service is £150.
Tenancy renewal fee if requested after 1 year £75
Please note: no additional charges are made for arranging contractors. Original invoices are produced.
Tenant Find Only Service
This service is designed for Landlords who would prefer an experienced and qualified company to find a suitable tenant and take up references on their behalf but who are happy to deal with the everyday running of the tenancy. At this level of service we will:

90% of the first month’s rent – no VAT (minimum fee £500)
You are advised to use the services of an Inventory Clerk prior to the commencement of the tenancy in order to obtain a full schedule of condition/inventory. The cost for this service is £150.
Please note that all management duties once the tenancy commences will be carried out by the landlord directly with the tenant. If, however, you wish us to carry out any services on an ad-hoc basis e.g. tenancy renewal on fixed term tenancies, rent increases, etc. then our charges on an hourly rate would be agreed in advance.
Vacant Property Management
At times when a property is unoccupied it is a requirement of the insurance policy that the property is checked on a weekly basis. For peace of mind we can offer this service.
The fees for this service are:
£40/£50 per visit dependent on property size.
